Perched on a private hillside in Manchester-by-the-Sea, Ledge House is a new custom residence designed in direct response to its dramatic Cape Ann setting, with views toward Kettle Cove, Magnolia Harbor, and the Atlantic beyond.

Red Barn has been involved with the project since its earliest stages, working with the development team as they evaluated the vacant property and providing real estate advisory services, initial budget planning, and guidance on the potential of the site. That early involvement has carried through architecture, permitting and approvals, and now full interior design, allowing the home to be considered holistically from site planning through the smallest interior details.

The architecture is transitional, balancing a timeless New England sensibility with a more tailored, contemporary approach. A stucco façade is grounded by substantial stonework inspired by the Cape Ann granite ledge on which the house sits. The massing, window placement, and orientation have been carefully developed around the topography, privacy, and views, creating distinct connections to the Atlantic from multiple vantage points within the home.

Inside, the program is equally considered, with five en suite bedrooms, a three-car garage, chef’s kitchen with supporting scullery, formal living and dining rooms, two bars, a den and a pocket office. Custom cabinetry and millwork are integrated throughout, with Red Barn overseeing the full interior design to ensure that architecture, materials, finishes, fixtures, and furnishings work together as one cohesive vision.

At its core, Ledge House is a bespoke home tailored specifically to its site. The design takes advantage of the privacy and elevation of the property while also anticipating how the home may evolve for a future owner. Options have been developed to incorporate an elevator, expand the footprint with a first-floor suite, or add a separate accessory building, providing flexibility for a future owner without compromising the original architectural composition.

Now under construction, Ledge House will be offered for sale in 2027.
